All adults 18 years of age or older must complete and sign a rental application, as well as provide a valid government-issued ID, the last two (2) years residence or rental history, and proof of legal, verifiable sources of income paid directly to the applicant or a representative of the applicant.

The approval process generally takes up to 2–3 business days but is subject to take longer.

A $75 application fee per applicant is due at the time of application and is non-refundable.

An administrative fee is also due at the time of application and varies by community:

• $400 Administrative Fee: 2970 N Sheridan, 529–541 W Wellington, and Cullom & Kedvale
• $500 Administrative Fee: 2950 N Sheridan, 3000 N Sheridan, 3240 N Lake Shore Drive, and 3260–70 N Lake Shore Drive

If you cancel within 48 hours of submitting your application, the administrative fee is refundable. After 48 hours, the administrative fee becomes non-refundable.

We accept all applications. Our 3rd-party screening service determines approval. Applicants may be required to obtain a guarantor or may be denied. Guarantors must meet specific credit requirements, and rent cannot exceed 20% of the guarantor’s total gross monthly income.

To qualify, the monthly rent should not exceed 35% of the applicant’s gross monthly income.

At this time we are not offering local employer discounts. However, select employers may qualify for a one-time $750 concession/admin fee credit through the WillowBridge Corporate Advantage Program. A University Perks Program offers the same benefit for select universities.

Typical lease terms are 12 months. 24-month leases are generally available with a built-in increase on month 13. Limited short-term furnished leases (minimum one month) are available at 2970 Sheridan and 3000 Sheridan.

Subletting is permitted for sublease terms lasting over 30 days. You must reach out to the leasing office when you wish to do so to begin the process.

We hate to see you go, but if you must give notice we require a 60-day notice before moving out. Please send this via email to your leasing team so we have this in writing, and we will get back to you with the move-out steps.

There are no other move-in or elevator costs. At lease signing, we collect up to 1 to 1.5 months’ rent. For lease start dates after the 15th, residents pay one full month’s rent plus prorated rent through the end of that month.

The Lakeview Collection does not require a security deposit at any of our rental properties.

Rent is due on the 1st of each month. Payments can be made online through the resident portal with BILT Rewards, which allows you to earn points and build your credit as you pay your monthly rent.

A late fee will be charged for rent payments received after the 5th day of the month. The fee is calculated as $10 for the first $500 of monthly rent, plus 5% of the portion of rent exceeding $500.

Utilities vary by property. Please see the property-specific pages for information about which utilities are included in rent and which are the resident’s responsibility.

Our communities utilize ComEd for electric, People’s Gas for gas, and Xfinity or Astound for Wi-Fi. Availability can vary per property, so reach out to our leasing team to confirm or locate the FAQ section on the property page you are interested in.

Yes, renter’s insurance is required. All leaseholders are required to maintain renters insurance or liability insurance with a minimum liability coverage of $100,000. Depending on the community, residents can conveniently retrieve their packages from the front desk or designated package receiving area.

Some of our communities offer parking. Of those available, this is an additional $250–$375 a month depending on building, spot, and vehicle type.

We do have EV charging stations at select communities. Additional costs may incur with your parking fees as these spots are more limited.

Guest parking is only available at 3240 N Lake Shore Drive and 3260–70 N Lake Shore Drive. Guests will receive a digital valet ticket and can conveniently pay by credit card when retrieving their vehicle. Please note that our parking operations are cashless, and cash payments are not accepted.

Yes, you can have roommates and we have plenty of floor plans that should fit your needs. All roommates must be applicants and both sign the rental agreement lease before move-in.

We allow one occupant per studio below 410 square feet. We allow two occupants per studio above 410 square feet.

Any guests (persons not listed in the lease contract) must not stay in the apartment for more than 14 consecutive days without our prior written consent, and no more than twice that many days in any one month.

The community and apartments are 100% smoke-free. Any fines for infractions are at the discretion of management.

All of our communities provide complimentary bike storage. Additional storage options vary by property.

We welcome your furry friends! We do have a maximum of 2 pets per apartment with a 45–75 lb limit (property depending), and they must be spayed/neutered with distemper & rabies shots.

We do charge a $30 monthly pet fee with a $350 one-time fee for your first pet, and a $500 one-time fee with a $45 monthly pet fee for those bringing two pets.

Our restricted breeds include German Shepherd, Doberman, Rottweiler, Chow-Chow, Pit Bull breeds, Shar-Pei, Akita, Presa Canario, Dalmatian, mixes of restricted breeds, and dogs with attack training or bite history.
